SPOTLIGHT ON MANHATTAN BEACH | MAY 2021

One of South Bay’s most popular beach city destinations, Manhattan Beach is known for its beach lifestyle – riding, walking or skating along The Strand, admiration of the castles by the sea, spiking at the volleyball courts or catching a wave. Dining and shopping are in abundance in Downtown, North Manhattan or The Village. There is so much to see and so much to do in this laid-back beach community- when they resume, you can catch a summer concert at Polliwog Park or visit the Historical Society.

When searching for homes in Manhattan Beach, the Multiple Listing Service (MLS) splits the city into (6) sections: Sand Section, Tree Section, Hill Section, Manhattan Village, Heights/Liberty Village, and Mira Costa.

In May, Manhattan Beach had 49 Closed Sales, including Single Family Residence and Condo/Townhome properties. SFR homes sold for 100% of list price in May with a Median Closed Sale Price of $2,900,000, which is 13.5% increase year over year.  Manhattan Beach has a 2.2-month inventory supply, which furthers a Seller’s Market. The price per square foot of home in the city is $1072/sq ft for SFR and $950/sq ft for Condo/Townhomes.

The median sales price of a home in California surged past a record $813,980 in April, and housing production stalled for the second consecutive year in 2020. In April and May, the median sales price of a single-family residence in Manhattan Beach was $3,400,000 and $2,900,000 consecutively.
